Brief development
During designing of your building? Schematic design: Your architect will produce solutions that respond to your brief for you to consider. Your preferred option forms the basis for developing the final design. Design Development: The Schematic design is refined and detailed to meet your specific requirements.
Obtaining Approvals: Your architect submits applications on your behalf to obtain the necessary approvals for your project from the authorities. Documentation: Following Development approval, your architect will prepare drawings and specifications to be used in the construction process and form the basis of the building contract.
Before Construction? Tendering: A selection of builders submit prices for the construction of the building. Negotiated Contracts: We can negotiate a contract price with a preferred builder. Evaluating Tenders: We evaluate a builder’s ability, value for money & check Insurances. Prepare Contract: Your architect will prepare a contract set of documents to form a binding building contract between you and the builder.
During Construction?
If you need help with administering the contract then we can:
- assess and certify payments
- assess and certify variations to the contract
- assess and determine workmanship
- assess and determine extensions of time
- determine and notify the date of practical completion
After Construction? Defects Liablity: We inspect the work to ensure everything is satisfactory prior to issuing a certificate of final completion to the builder.
